Our Booking Terms & Conditions

The terms and conditions detailed below apply to all online bookings at www.arranguesthouse.co.uk

When you make a booking, your contract (which shall include these terms and conditions) will be with Arran Guest House 7 Argyle Road, Ilford, Essex IG1 3BH.

1. Price 

All published rates are in £’s per night (unless otherwise stated) and include VAT @ the current rate.  Prices are subject to change without notice.

For the avoidance of doubt, your price does not include any incidental charges, which you may incur during your stay (including, by way of example only, breakfast meal excluding continental breakfast ). Such charges will be payable by you on your departure and, in the event that you fail to pay any such incidental charges, it is a condition of your contract with Arran Guest House that you irrevocably authorise Arran Guest House to debit your credit or debit cardfor the amount of any shortfall. All credit card transactions completed at the hotel will have an administration surcharge of £2.00 added to the total bill. This charge DOES NOT apply to DEBIT card transactions. Owing to the costs charged to us by credit card companies, we have no option but to implement this charge.

What the Price Includes:

Website prices include twin or double or triple or family bedrooms (single room for single guests) with colour TV, Tea & coffee making facilities. Please not all rooms have en suite bathroom; as there are options to book shared bathroom rooms or en-suite bathroom rooms.

Please note the prices shown online are not valid in conjunction with any other offer and, until you have received your confirmation, are subject to change without prior notice.

2. Availability

All published rates are subject to availability & at the discretion of Arran Guest House management.

3. Arrival & departure

Bedrooms are usually available from 2pm local time on the day of arrival.  Check out is by 11am local time on the day of departure. Upon arrival a valid form of Identifications will need to be presented at reception; all data is protected under over privacy policy. Early arrivals & late check-outs may be arranged at a charge determined by Arran Guest House management.  Late check outs are available from £10. At times of high demand, the client may be able to check in & use the hotel facilities whilst the bedroom is still being prepared.

 4. Cancellations & non-arrivals

i) Cancellations of standard bookings can be made up to 48 hours before 2pm on the date of arrival without charge.  Within 48 hours of 2pm on the date of arrival the client will be liable for the first nights rate of accommodation, which Arran Guest House reserve the right to charge from the card given at the time of booking without the prior notice or approval of the client.

ii) For group bookings of 3 or more rooms, individual cancellation policies will be provided to the client

iii) For pre-paid 'non-refundable' rates, no refund will be given for any cancellation.

iv) Cancellations made by Arran Guest House up to 48 hours before 3pm on the date of arrival have liability limited to the amount pre-paid by the client in respect to any booking.  Cancellations made by Arran Guest House within 48 hours of the arrival date have liability limited to the first nights rate of accommodation.

5. Payment

Settlement of the bill in full must be made prior to departure.  Upon arrival Arran Guest House reserve the right to pre-authorise a credit or debit card from the client for the amount of the total booking.  For cash payments Arran Guest House reserve the right to require the room rate multiplied by 1.5 multiplied by the number of nights stay to be placed with Arran Guest House on arrival.
All major credit & debit cards are accepted.

Credit will not be issued apart from with formal arrangement with Arran Guest House management & may be withdrawn without notice at any time.

6.  Arran Guest House is by law a strictly non-smoking venue. 

Arran Guest House are responsible for upholding the no smoking law in our establishment and are liable for a fine of up to £2500 if anyone is found to be or has been smoking in any of our rooms. This includes directly outside the main entrances to the hotel & ballroom, all areas of the hotel & bedrooms.  Clients are asked to use the designated smoking areas & ashtrays provided in the garden. 

Arran Guest House hold the right if we find any evidence or believe that any of our guests have been smoking in any of our rooms (this includes smell of cigarettes in rooms or cigarette butts found outside bedroom windows) to add £100 to the bill for the expense to us for loss of earnings, the dry cleaning of curtains, bedding, and carpet cleaning, etc.

This statement is due notice of these charges and no discussion will be entered into on this matter. This smoking policy forms part of our terms and conditions and is covered by the legally binding contract you are agreeing to enter into by booking accommodation with us. By entering into this contract you are authorising us to make the above charges to the card without any additional consent being required.

Please remember this is not just the accommodation provider’s policy – this is the LAW and we would be quite within our rights to contact the local police and the guest would be liable for a fine of up to a £1000 for smoking in a designated non smoking room which is classed as a public place by law.

This includes directly outside the main entrances to the hotel & ballroom, all areas of the hotel & bedrooms.  Clients are asked to use the designated smoking areas & ashtrays provided in the garden.  The client accepts liability for de-fumigation bills if they fail to comply with the no smoking policy.

7. Dogs

Arran Guest House does not allow dogs in to the hotel.  The client is liable for any additional cleaning or repair bills that are a result of a dog they bring on to the premises.

8. General conduct
Arran Guest House reserves the right to judge acceptable behaviour & levels of noise of all clients, who must comply with requests from Arran Guest House management.  Arran Guest House reserve the right to terminate any booking immediately where the client refuses to comply with management requests, without accepting any liability for any refund or compensation.

9. External purchases

No food, drink or alcohol of any kind may be brought on to the grounds or premises without express prior permission from Arran Guest House management.  Arran Guest House reserves the right to charge for any external produce found on the premises.

10. Comments & complaints

Any comment or complaint regarding the stay at Arran Guest House should be made to the management at the time of visit so that the matter can be resolved immediately.

11. Statutory requirements

Arran Guest House is subject to statutory controls, including those relating to fire, licensing, entertainment, health, hygiene & safety.  These must be strictly observed by clients & their guests.

12. Liability

Other than matters caused by the negligence of Arran Guest House, liability to the client is limited to the price of the booking.  The client indemnifies Arran Guest House from & against any and all liability & claims, proceedings or damages resulting or arising from the booking unless Arran Guest House is liable under the above clause.

Arran Guest House accept no responsibility whatsoever for damage to or theft from or of clients vehicles parked on the premises.  Arran Guest House reserves the right to charge the client the cost of rectifying any damage caused to Arran Guest House property or structure.  Should this damage not be apparent until after the client has departed Arran Guest House reserve the right to charge the clients credit or debit card without prior notice or send an invoice to the registered address.

Arran Guest House accepts no liability for any services provided to the client by a third party including in the instance when the services provided have been arranged by Arran Guest House.

For the avoidance of doubt, nothing in these terms and conditions shall operate to attempt to exclude or limit the Company’s liability for the death or personal injury of any person caused by the negligence of the Company or its employees, servants or agents or to attempt to exclude or limit the Company’s liability in any manner which would be unlawful.

These terms and conditions shall be subject to the laws of the jurisdiction in which the hotel for which you make your booking is situated.

Arran Guest House accepts no responsibility for any errors or omissions published & reserves the right to cancel, amend & vary any published material.
